Surprising effect on emissions

As we’ve seen in our previous article on efficiency, administration of physical keys is a time-consuming process. It is also a process which leads to higher CO2 emissions due to kilometers driven by property managers and any external parties requiring access, such as plumbers or electricians. When access to a building needs to be shared, one or both parties has to drive to collect or deliver, and return keys.

Our research with one of the Nordic's largest property owners shows that distribution of physical keys results in more than 2000 km driven annually for each property.

These are some of the contributing scenarios:

Keys are usually kept centrally at one or several offices, meaning those needing access need to go there to pick up and return the necessary keys

If your properties are in a rural area, most likely, the distances are far. If your properties are in a more urban area, the distances might be shorter, but chances of traffic and rush hour are high. Both cases will lead to emissions, as cars are on the road for a long period of time or for long journeys.

Property managers go to a property to grant access

In many cases people needing access will go straight to the property and require someone from the property managers office to drive there to open and lock doors for them. An example of this is an electrician or plumber who is assigned work on a property.

Mobile keys reduce the need for physical distribution of keys

With a keyless system, access can be shared as quickly as sending a text message. You can grant access directly to those who need it without the need for anyone to drive to handle keys. This results in fewer trips and lower emissions. To be specific, this can save 0.25 tonnes of CO2 per building, per year. For a property owner with ten buildings or more, this equals at least 2.5 tonnes CO2 cut every year!
